The Dubai Golden Visa is a long-term residence visa launched by the UAE in 2019, allowing non-UAE citizens to live, work and study freely in the UAE without any guarantor, and enjoy local benefits.

What are the benefits of obtaining a Golden Visa?

Real estate investors who meet the following criteria can obtain a Golden Visa:

Conditions for obtaining a Golden Visa through real estate investment

Real estate investors who meet the following criteria can obtain a Golden Visa:

  1. If you own a property in Dubai worth at least 2 million dirhams (about 4 million RMB), or if you own multiple properties with a total value of more than 2 million dirhams, you can apply for a golden residence visa, which can be applied for by three generations of a family.
  2. If the property has a bank loan, or a payment plan, the down payment must be at least AED 2 million, along with a NOC (No Objection Letter).
  3. Earlier this year, the UAE government further relaxed conditions for property owners. The requirement for buyers to pay a minimum down payment of Dh1 million to qualify for a visa has been removed. If the property is worth more than Dh2 million, owners can apply for a long-term visa without having to pay a down payment of Dh1 million, even if they choose a payment plan or mortgage.
  4. No sponsor or employer is required.
  5. If you buy a pre-sale house, as long as you hold the temporary title deed of the pre-sale house or the temporary title deed (ie Initial Contract of Sale, also known as oqood), you can apply for Dubai's 10-year golden visa.
  • You must be in the UAE during the application period.
  • The main applicant must be between 18 and 70 years old.
  • A husband and wife can jointly own a property (the marriage certificate must be attested by the Ministry of Foreign Affairs and legally translated into Arabic). The property shares of both parties must be equal. If they are not equal, the person who holds the larger share can only apply to be the main visa holder and then sponsor the other party (spouse).

Golden Visa Application Process

 Taiyi Li card membership registration can only be completed online by submitting information. The sending of application documents and work communication responses can only be done online, as well as the membership fee conditions of various cards. We only accept credit card payments. Even though our company is located in Bangkok, you do not need to send original documents to the company by courier. No matter which country you are in (except Thailand), you can submit the entire application online and collect your Thailand Elite Visa at Suvarnabhumi Airport on your next visit to Thailand.


The membership approval process takes an average of 60 days from the date the application is submitted with all the necessary documents.

※It should be noted that during the golden visa application period, the main applicant is not allowed to leave Dubai. At the same time, if the relevant industry is sold, the golden visa will be cancelled.

Family version application information

The following documents apply to the sponsor’s children


  1. A copy of the Dubai sponsor’s passport and residence visa or UAE ID card.
  2. Father’s NOC letter. If the NOC letter is issued by the mother, it needs to be notarized (male applicants are under 18 years old and female applicants are under 21 years old).
  3. Property Owner visa holders (10 years) and Retiree visa holders (5 years) can sponsor their dependants for the same period as the sponsor’s visa, as long as they are not married.
  4. If the sponsor holds a 2-year visa:
  • The son can get a 2-year visa until he turns 25, and will not be eligible for renewal after 25.
  • The guarantor can sponsor a daughter regardless of her age as long as she is unmarried.
  • Sons or daughters aged 18 or above who apply through the online portal must have their father sign a guarantee that they are not married.

Note: Regarding the Consulate General’s letter regarding dependency, they must mention both the mother’s name and the father’s name in the same letter, otherwise, they will not approve the application.

The following documents apply to the sponsor’s biological parents


  1. Color scan of the applicant's passport (passport must be valid for more than 6 months)
  2. A clear color scan of your previous residence visa (if applicable)
  3. Birth certificate: must be authenticated by the Ministry of Foreign Affairs and the UAE Embassy in the country of origin, with a legal Arabic translation (if you do not have a birth certificate, you can obtain a letter from your consulate authenticated by the Ministry of Foreign Affairs and translated into Arabic. The confirmation letter must be issued by the consulate and begin with “This is to confirm, or This is to clarify”).
  4. High-quality digital photo of the applicant that meets ICP specifications
  5. Applicants from the following countries must bring their national ID: Iran, Pakistan, Iraq, Libya, Afghanistan

The following documents apply to the sponsor spouse


  1. Marriage Certificate: Must be authenticated by the Ministry of Foreign Affairs and the UAE Embassy in the country of origin. Afterwards, it should be notarized by the UAE Ministry of Foreign Affairs and provided with a legal Arabic translation.
  2. If you do not have a marriage certificate, you can obtain a letter from your consulate attested by the Ministry of Foreign Affairs and translated into Arabic. The confirmation letter must be issued by the consulate and must begin with "This is to confirm, or This is to clarify."
  3. Applicants from the following countries must bring their national ID: Iran, Pakistan, Iraq, Libya, Afghanistan
  4. Medical insurance, you can choose one of the following options: DHA Basic Insurance and Comprehensive Insurance

  • How to apply for UAE real estate investor family visa?

    You can apply for the Dubai Family Visa through the Dubai Land Department's Cube Centre. Depending on whether you are sponsoring a child, spouse, parent or step-child, different documents and information will be required.

  • How many years can family members obtain a family visit visa?
